Construction on a $400 million dual-tower complex is set to later this year on Orlando’s International Drive — a little later than originally anticipated.
The 27-story iSquare Mall + Hotel is expected to put the first shovels into the ground in the summer. The project team completed a schematic design package earlier this month, and developer Abdul Mathin told Orlando Business Journal construction documents are now in the works.
A final approval on updated plans is expected from the city of Orlando next month, said Mathin, chairman and CEO of The Blackmine Group.
Though Mathin previously thought the project was on track for a January groundbreaking, the addition of Atlanta-based Capella Hotel Group LLC as a project partner changed the original design pretty dramatically.
The latest design — which Mathin calls “the statement for luxury in Orlando” — features a total of 530 hotel rooms divided into two towers: Capella Suites and Solis Orlando Hotel. Along with that is the four-level, 350,000-square-foot upscale mall, an ice skating rink, a rooftop pool and amenity decks for hotel guests, a rotating restaurant, a helipad for VIP guests, the Auriga Spa — a Capella Hotel Group concept — and a 1,600-space integrated parking structure.
The new complex, set to debut in fall 2017, is being built on the site of the existing 85,500-square-foot International Shoppes retail strip center on the southeast corner of Kirkman Road and I-Drive. Demolition of that property is slated to take place in the summer, more than two years after plans for the project were first unveiled.
The project construction manager is Balfour Beatty Construction; HKS Architects Inc. is the designer; Hirsch Bedner Associates is handling interior design; Brockette Davis Drake Inc. is the structural engineer; Exp is the mechanical, electrical, plumbing and fire protection engineer; Kimley-Horn & Associates Inc. is the civil engineer; SPA’d is the spa design consultant; EDSA Inc. is the landscape, pool and water features architect; and Walker Parking Consultants is the garage design and technology consultant.
